Noida & Greater Noida, decided to cut down the maintenance fees by as much as much in its residential projects in Noida Expressway, Noida Extension, and Pari Chowk. The decision was taken in the view of the protest over high maintenance fees, given the small size of the flats, by people who were allotted flats in these areas. In 2024, Noida & Greater Noida had allotted close to 10,000 flats in Noida Expressway, Noida Extension, Pari Chowk. As one senior Noida & Greater Noida official said, people who were allotted these flats were complaining for a long time. And, given the small size of the flats, the fees were high. With this assessment, Noida & Greater Noida has decided to lower the maintenance fees to 50%. Noida & Greater Noida had, in 2024 and 2017, asked the allottees to pay the maintenance fees for basic maintenance in the residential complex. Similar concerns have been raised by the allottees of Noida & Greater Noida Housing Scheme 2024. Under this, a total of 772 EWS flats were allotted at Shivaji Marg. The allottees say the cost of the flats was between 6 and 11 lakh when the scheme was launched. However, it went up to as high as 19 lakh by the time letters of allotment were issued to them. Now, the allottees are saying that it is beyond their means to pay this raised amount. This increased cost of the flat now includes Rs 3.55 lakh that goes for the maintenance of civil and electrical work in the residential complex. However, Noida & Greater Noida has now reduced this to Rs 50,000. As one Noida & Greater Noida official said, this is being done to keep because Noida & Greater Noida wants to ease the burden on the economically weaker section of society. And to keep its promise of affordable and EWS housing, Noida & Greater Noida is going to keep the maintenance fees substantially low for flats in the new schemes as well.
This will bring down the maintenance fees by Rs 2.5 lakh for every flat. Furthermore, Noida Awas Yojna has also lowered recovery of one-time maintenance. Notwithstanding the above, the allottees in Noida Extension and Pari Chowk are also protesting against the small size of the flats. Noida & Greater Noida has come up with a solution to this problem as well. It has asked the allottees of one bedroom flats in Pari Chowk G-2 and G-8 and Noida Extension sector 34 and 35 to apply for the flat adjacent to theirs. Noida & Greater Noida then suggest that it will grant them permission to merge the two flats into one unit. One Noida & Greater Noida official, however, highlighted that this advantage can be enjoyed by allottees that have their adjacent flats vacant at the moment.
